Located directly above Ao Hin Ngam, Baan Hin Ngam is a self-catering property with maid service and laundry facilities. A gourmet kitchen including hob, island, microwave and all necessary cooking equipment are part of the package.
The house is furnished in a clean modern style chosen to highlight the spectacular views from all rooms of the house -- the clean lines do not detract from the breathtaking views visible through the floor to ceiling glass at both ends of the shared lounge and kitchen area. Likewise, bedrooms and bathrooms all have spectacular sea views. From the bedrooms, private balconies open up to the sea, while in the main living area folding doors open wide to provide a seamless connection between you and Chaloklum Bay.
Both bedrooms are self-contained with en-suite bath and provide easy access to the common lounge kitchen area without sacrificing privacy. The house is ideal for either couples or families. Air conditioning in each of the bedrooms ensures a comfortable nights sleep. Three metre ceilings and ceiling fans in the main lounge combine with the house's natural ventilation to keep the living area cool and comfortable.
From the sundeck off the main lounge area, a set of stairs lead to a partially covered roof deck/lounge area almost as large as the main floor of the house. At a height of over 110 m above sea level, the roof deck sits well above the surrounding tree canopy and provides a breathtaking 300+ degree view of the coastline, Chaloklum Bay, and inland mountains. Directly in front of the house a lush green rock cliff plunges to the sea below, providing an excellent focal point to the endless ocean view.
Gates and railings throughout ensure the safety of children and adults alike.
We cater exclusively to couples and families and are not looking to rent to party groups. The house sleeps a maximum of 4 adults, though additional beds are available for children.

| Chaloklam is an active fishing village located on the North East coast of Koh Phan Ngan. While it retains the character of its fishing heritage, Chaloklam offers an ever growing array of pubs, restaurants and activities sure to please everyone. As an active fishing village, Chaloklum is a favourite island destination for fresh seafood of all varieties. Other food options include Italian, Burgers and Tex Mex. Small cafes serve excellent breakfasts and lunches and authentic Thai food abounds. Due to its strong connection to the sea, goverment pier and proximity to Koh Tao, Chaloklam is also one of the major dive centers on Koh Phan Ngan with boats leaving daily for Koh Tao, Sail Rock, Chumphon Pinnacle and the Angthong Marine Park. There are a number of dive schools in the area catering to divers of all skill levels and offering a wide choice of courses, day trips and destinations. Chaloklam's sheltered bay also makes it an ideal place for watersports, with kitesurfing, wakeboarding, waterskiing, jetskis and many other activites all available on a seasonal basis. Boats can be easily rented for day trips, and longtail taxi boats ply the coast for Bottle beach and Thong Nai Pan regularly. Chaloklam is located close to numerous beaches. Mae Had and Koh Ma are five minutes and Haad Salad, Mae Haad and Haad Yao are just slightly further along. Located at the south end of Chaloklum Bay is Malibu, an idyllic sandspit favoured by locals for its powdery white sand and shallow waters. |

| Rates Include • Rates for Christmas and New Year available on application • Personal chauffeur collection and return from port of Koh Phangan • Welcome drinks on arrival • House keeping services • All linen, towels, beach towels Cancellation Policy • 30% deposit is non refundable, • Within 4 weeks of arrival date payment forfeited - but credited for 9 month from the date of the cancellation confirmation by The Manager's reservation department. The credit can be used by the client or anyone on their behalf for a reservation for the same villa and during the same seasonal period. • Although it is unlikely that the owner will have to make any changes to confirmed arrangements, it does occasionally happen, and we will advise you at the earliest possible date. If, for any reason beyond our control, we are unable to provide you with the property booked, the owner shall reserve the right to cancel the reservation. For example, if the properties are damaged or rendered unusable the owner will try to locate an alternative property for the period required. However, if this is not possible, or you do not wish to be transferred, the owner will cancel the booking and refund you in full. • The owner shall not be liable for any further obligations or claims by you above the amount paid by you. | Rates Exclude • Gratuities, up to the guest's discretion upon departure. • Rates do not include personal laundry, gratuities, car rental, cost of food and drinks, personal items and expenses, and any excessive cleaning required upon departure (such as upholstery or rug shampooing, etc) or replacement of breakages. Fair wear and tear accepted. All the above charges are payable by you locally. Payment Terms Deposit • An initial deposit of 30% of the property rental must be paid to confirm a booking. No contract will exist until receipt of payment and the completed booking form has been received and accepted by the owner. If payment has not been received within 7 banking days the owner will presume that you have cancelled the reservation. Your reservation will be confirmed upon payment of such deposit. Balance Payment • Balance payment is due four weeks prior to travel payable by bank transfer. • All deposit payments can be made by credit / debit card. • 30% deposit is non refundable • All major credit and debit cards accepted Last Minute Booking • If the booking is made within four weeks of the arrival date, 100% of the cost of the rental shall be due at the time of booking Exclusions & Additional Charges • Renter agrees to pay the owner for the cost of repairing or replacing (solely at the owner's discretion) any item of property, or contents at the Villa which is damaged due to negligence or willful default of the renter during the renter's occupation, or which is missing. • The person in whose name the booking is made acts on behalf of all other persons named, and becomes responsible to the owner for all payments in respect of the booking. Insurance • It is a condition of the booking that the entire party is covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage). The Owner is not responsible to the Guests and their party for any and all claims including any accidents related to the use of the property facilities or locally procured third party services such as, watercraft, water sports, jeep or motor bike rental etc. |
