Koh Phangan is becoming less of a backwater with every passing season, as plenty of discerning locals and resident expats are steering the island's tourism and property related businesses toward a high international standard.

Whilst still relatively 'undeveloped' the property market shows signs of strong potential for growth, and there are great savings to be made in comparison to other parts of Thailand. Prices for a plot of land with titles, planning permission and infrastructure can be as much as 40 percent lower than an equivalent plot on Samui, and villas between 20-30 percent less.

There are also positive signs that Koh Phangan is carving a niche for itself in promoting more sustainable development. Tourism on the island has seen a shift toward higher spending visitors, including people living and working within Asia.

There are now a number of boutique and luxury hotels offering a high level of services, and strong signs that the residential property sector is also heading in this direction. Property professionals operating on Koh Phangan explain that their customer base often comprises of professionals and families working in the Asian business centres, buying second homes, and looking for a real getaway. They are put off by the higher prices and density of development on Koh Samui and Phuket.

There is also strong client demand for environmental protection measures to safeguard the beauty of the island that they are buying into.  In addition to the steep rise in interest from private investors, infrastructural projects and big business expansion are set to upgrade the island's roads, and bring in some global brands such as Tesco Lotus.

The local government has granted a license for an airport, the site for which is still under negotiation. All of these improvements will aid growth in the land and property sector in the years to come.

Some of the property hotspots include areas around the beaches of Tong Nai Pan Noi in the North East, and Haad Salaad in the North West, whilst the West coast above Thongsala is where most of the development has taken place thus far.
